Most people come to us because a lender flagged it, but a Phase I ESA is worth ordering any time money and land are involved.
Whether your lender requested it or you just want peace of mind, All Sides Environmental delivers thorough, ASTM-compliant Phase I ESAs for urban and rural properties across the greater Houston area and all of Texas.

A Phase I Environmental Site Assessment is a structured review of a property’s history, regulatory records, and current conditions, all designed to identify any recognized environmental conditions before a transaction closes. It doesn’t involve any sampling or lab work.
Think of it as doing your homework on a property before putting money down. It’s required by most commercial lenders and considered industry standard for any serious property acquisition in Texas.

Tell us the property address, your timeline, and why you need the ESA. We will ask a few targeted questions to make sure the scope is right and give you a clear quote upfront.

We pull historical records, aerial photography, regulatory databases, and government records to piece together the full environmental history of the property and any nearby sites of concern.

We physically walk the property, documenting observations and flagging any visual indicators of past or present environmental concerns, including neighboring land uses that could affect the site.

You receive a complete, ASTM-compliant Phase I ESA report. Our team walks you through the findings in plain language so you know exactly what it means for your deal or project.

Environmental contamination doesn’t show up on a standard property inspection. If you close without a Phase I and contamination is later discovered, cleanup costs and deal-impacting liability can land on the current owner, regardless of who caused it.
A Phase I ESA is also the documentation buyers use to support EPA’s All Appropriate Inquiries (AAI) requirement, an important step for qualifying for certain CERCLA landowner liability protections, as long as required steps are taken before acquisition and ongoing obligations are met.
When appropriate, Phase I due diligence is typically performed using ASTM E1527-21 (most commercial properties) and may use ASTM E2247-23 for qualifying rural/forestland properties.

Most Phase I ESAs are completed within 7–14 business days from the time we receive your project information. If you’re working against a closing deadline, let us know early, and we’ll do our best to accommodate your timeline.
No. A Phase I is entirely non-invasive, no drilling, no sampling, no lab work. It’s a records review and visual inspection only. If sampling is needed based on findings, that moves into Phase II territory.
A Phase I is generally considered current for up to 6 months. If your closing goes beyond that deadline, the Phase I ESA will need to be updated or “refreshed”. “Refreshing” a Phase I ESA typically costs less than the original ESA and can be completed by All Sides as well.
Yes. Our Phase I ESAs follow ASTM E1527-21, which most commercial lenders and SBA-backed financing require across Texas. For qualifying rural/large-acreage collateral, we can also complete Phase I work consistent with ASTM E2247-23 when appropriate.
If we identify a recognized environmental condition, we’ll explain exactly what it means and whether a Phase II ESA is recommended. Finding something isn’t the end of the deal. It just means you have the information to negotiate or plan accordingly.
Customer
A tenant complained of headaches and a strange smell that no one else noticed. All Sides Environmental’s IAQ testing pinpointed elevated VOCs from new flooring adhesive, not mold or other previously considered issues. We fixed it fast, and the tenant stayed. Their expertise saved the relationship.

Our Phase I flagged a recognized environmental condition on a Houston-area tract. All Sides Environmental decoded complex Phase II findings into plain language, explaining exactly what contamination levels meant for our plans. This clarity helped us confidently decide whether to proceed, that’s rare expertise in this field.

Customer
Renovating a late-70s facility wing, our contractor required asbestos clearance. Dean’s team sampled floor tiles, ceiling material, and pipe insulation on short notice, delivering a report in four days, and flagged an area we’d overlooked. Their thoroughness saved us from a costly mid-renovation surprise.

Customer
Two companies gave us a clean bill of health, but something felt off. The All Sides team dug deeper and inspected longer. They used tools that looked inside the walls near our HVAC closet and found a hidden mold colony. All Sides oversaw remediation end-to-end, and we tested clean and received our clearance certificate within a week.

Customer
Three weeks from closing on a Katy strip mall, our lender suddenly required a Phase I ESA. All Sides scheduled us in two days, was on-site by Thursday, and delivered the report before our deadline. The lender accepted it without question, and I’ve since referred them twice.
